Buckhead, and Midtown Atlanta’s Hot Condos Market Is Booming!

A report on America’s top cities said that Buckhead is one of the best subcities in the U.S. The Robb Report magazine echoed this finding saying that Buckhead in the northern part of the city is among the most affluent districts in the U.S. It has become a growing commercial center with lots of retail shops, high end malls, fine dining restaurants, entertainment centers as well as office and residential buildings some of which are in the more than 40-story range. Among the newest towers there are the 42-story luxury hotel and condominium called The Mansion and the 50-story Peachtree/Sovereign. Additionally, Buckhead is also the financial center of the city with a big part of Atlanta’s workforce employed here.

When it comes to real estate, Atlanta’s residential and commercial structures and its vibrant condition are comparable to those in New York, Boston and San Francisco. And despite the high costs of real estate in the metro Atlanta area, Buckhead enjoys the lowest vacancy rates in the region.

Buckhead is also the so-called Beverly Hills of the South according to the Buckhead Publications. The reason for this is that the area is home to Atlanta’s wealthiest residents who own elegant and luxurious homes that include the grand mansions. To name a few, there are the Governor of Georgia and British singer Elton John.

Homes here are aplenty as well. Their prices range from $500,000 to more than $1 million. Real estate properties in Buckhead are highly preferred because of its location, shopping and dining centers and the existence of top schools. In the first half of 2007, some 163 homes were sold in the area.

But besides residential properties, condominiums have become popular as well among many businesses and people who have the budget to spend for luxury living. Condominium and loft development in Buckhead is also growing. Most of these condos are highrise structures that offer complete amenities and fantastic skyline views of Atlanta. Some of them include the Terminus Place, The Astoria, The View, One Buckhead Loop, Buckhead Grand, The Grandview, Eon and Skyline.

Apart from Buckhead, Midtown Atlanta with a population of 36,000 people also has some of the best condos in the metropolis. The Midtown area is located between Downtown and Buckhead. Condominiums there that offer complete amenities and easy access to important places such as business centers continue to attract all types of people wanting to enjoy a modern and pampered lifestyle. Some of the new condos in this area are the Metropolis, Spire, The Dakota, Mayfair Renaissance, Ponce Springs Lofts, The Plaza Midtown, 905 Juniper and MidCity Lofts.

Among the top condominiums in place in Atlanta now include The Spire, Gallery Condominiums, Twelve Atlantic Station, the brand new Metropolis, Centennial Park West, Cosmopolitan, The Manhattan, Sovereign, Realm and the Plaza Midtown.

Atlanta’s real estate industry remains on the top 10 best markets in the U.S. The experts say overall market conditions are very good even with historically low interest rates. Mortgage rates are low and continue to push the housing market. With these facts, there’s no way to go for Atlanta but up attracting more businesses and homeowners wishing to move here for good or invest in a vacation home.
